Does anybody know of a program that tracks changes to the file system? For example, I'd like to know specifically which files a particular app creates and modifies while it is being installed, and then be able to log ass the files it edits while it's running. Even better if it supports a roll-back feature that'll let me uninstall the program and return my system to its previous state.

Yes. I did find an old kernel extension, DivertedOpen.kext, that "enables you to see which process opens which file," but the site is gone now.
